What is my zone and what rules apply to my property?

Every property in the District has a specific "Zone" in the District Plan.  Think of each zone like a chapter in a book that explains what the area is like, what we hope to achieve there, and the do's and don'ts (like building sizes and permitted activities). 

Your zone is mapped and has a specific set of rules that apply to it.  When you search your property in our ePlan the zone map will display along with the zone rules.

There may also be other restrictions that apply to something you want to do on your property, no matter the zone. These are identified in our District Plan as District-wide overlays.

These cover the whole District and add extra details that everyone needs to follow. For example, rules for subdivision, noise and vehicle access. 

Most mapped overlays have a specific set of rules that apply to it. If your property has a mapped overlay any rules for the overlay will apply in addition to your zone rules. 

Any overlay relating to your property will be returned in a search of your property in our ePlan along with any rules that apply to it.

Your property may have a precinct that applies to it in addition to zone rules.

A precinct is a mapped layer that applies more specific place-based rules to your property.

Rules for a precinct or development area apply in addition to the zone rules and / or replace those of the zone.
